Tubular Heat Exchanger Maintenance

Although tubular heat exchangers are durable and trouble-free devices, they are exposed to some deformations and contamination due to external factors. If maintenance is done regularly, they work with optimum performance for many years.

Tubular heat exchangers are a class of heat exchangers used in all processes. There are various types within their own group. Each of these different types requires maintenance suitable for their intended use. Maintenance periods vary depending on the process in which the tubular heat exchanger is used. It is very important to use the correct chemicals and methods in cleaning. Cleaning with incorrect methods and chemicals can damage the tubes, leading to repair and even replacement of the heat exchanger instead of maintenance. Therefore, it is recommended that cleaning and maintenance be carried out by expert teams.

Maintenance Repairs of Tubular Heat Exchangers

  • It should be checked frequently whether the fixtures on the heat exchanger installation are intact.
  • The drain valve of the heat exchanger should be opened once a month to ensure the cleaning of the sediments accumulated at the bottom.
  • Maintenance should be done at least once a year for the heat exchanger.
  • In cases where the water quality is not suitable (Hardness level; hard water and very hard water, etc.) and at high temperatures, maintenance at shorter intervals is more appropriate.
  • During maintenance, the drain valve is removed and the water inside the device is emptied. During drainage, the device drain should be connected to a drain, preventing water from filling up in the boiler room.
  • It is checked whether there is any sediment inside the device. If there is sediment, the cleaning flange of the device is opened and necessary action is taken with proper cleaning method.


  • The following procedures are applied during maintenance:
  • The hot water circuit is activated. The circuit and hot water production are checked.
  • It is checked whether there is a water leak from the device or connections.
  • The safety valve is checked.
  • It is checked whether the device temperature indicator is working, if not, it is replaced.
